A summary of our property management services include:

Leasing Process:

  • Prepare & Commence Marketing “For Lease”
  • Great marketing using Internet, Social Media and Email
  • Erect a “For Lease”sign where possible
  • Our staff conduct inspections with prospective tenants
  • Potential tenants can book inspections via the internet – 24/7.
  • Review Tenancy Applications including TICA check
  • Discuss applications with the owner and assist with  the tenant selection process
  • Prepare & Sign the Residential Tenancy agreement
  • Prepare & issue the ingoing inspection report
  • Collect bond
  • Lodge bond
  • Advise Strata Owners Corporation of new tenancy

Tenancy Management Process:

  • Collect rent & maintain a detailed payment record
  • Rent arrears management – via our software and systems
  • Issue termination notices for non-payment of rent
  • Review rents to market levels
  • Serve notices in regards to breaches or termination of a tenancy agreement
  • Manage requests for repairs & maintenance via our software and maintain a record
  • Engage tradespersons as necessary to effect required repairs & maintenance
  • Carry out routine property inspections (up to 4 per year) – Report by email and photos online
  • We undertake all applications & appearances to NCAT (previously known as CTTT)
  • Payment of outgoings (e.g council rates, water rates, repair invoices)
  • Owners receive a monthly rental income statement
  • All rental statements are sent to owners via Email and invoices paid are attached.
  • Payments to owners are via EFT and can be made end of month and/or mid month.
  • We provide an End of Financial Year Property Financial Summary Report

End of Tenancy Process:

  • Conduct outgoing inspections
  • Arrange necessary repairs/maintenance/renovations
  • Claim bond
  • Review rents
  • Application & Appearance at NCAT (previously known as CTT)

Other:

  • Owner Portal – Owners can log in and download rental statements etc.
